What an employer actually checks

A rent receipt is a short document, and the parts that get it rejected are always the same ones: a missing landlord PAN when the yearly rent crosses ₹1,00,000, an address that does not match the rent agreement, or months that do not line up with the period being claimed. Each receipt made here carries the tenant, the landlord, the full address, the month, the amount and how it was paid.

The ₹1,00,000 line

Below that in a financial year, receipts on their own are normally accepted. Above it the employer is required to collect the landlord's PAN, and the tax department can match what you claim against what the landlord declared. The warning above appears on its own once your figures cross the limit.

The revenue stamp

Convention is a one rupee revenue stamp on cash payments over ₹5,000, signed across so the signature touches both stamp and paper. It is a practice rather than a universal requirement — many employers never ask — so the space is optional here.

Where a claim goes wrong

  • Rent that was never paid. The landlord's PAN links your claim to their return; a mismatch is easy to spot.
  • Paying a spouse. Not accepted. Paying a parent who genuinely owns the house and declares the income is.
  • Cash with no trail. For larger rents, a bank transfer is the evidence that a receipt alone is not.
  • Receipts written in one sitting at year end. Identical ink, one date and no payment record invites questions.

When is the landlord's PAN needed?

When the rent you pay in a financial year is more than ₹1,00,000. Above that, employers are required to collect the landlord's PAN, and a claim without it is usually rejected. There is a field for it below, and the receipts show it only when you fill it in.

Do I still need a revenue stamp?

A stamp is conventionally affixed on cash payments above ₹5,000 and signed across. It is a long-standing practice rather than something every employer insists on, so the receipts leave a marked space for one and you can use it or ignore it.

Is a receipt enough to claim HRA?

Usually, for smaller amounts. Employers commonly also want the rent agreement, and for larger rents may ask for bank transfer proof. The receipt is one document of several, not a substitute for actually paying rent.

Can I make receipts for rent I did not pay?

No — that is a false claim on your tax return, and the department cross-checks the landlord's PAN against their declared income. This tool exists to write up rent you genuinely paid in the format that is asked for.

Can I pay rent to a parent?

Yes, if the arrangement is real: they must own the property, you must actually transfer the rent, and they must declare it as income. Receipts alone, with no payment and no declaration, will not survive scrutiny.
